Scope of Work: Full Plumbing Renovation and Appliance Replacement
Overview We will perform a complete plumbing system renovation covering supply, drainage, fixtures, and all plumbing-related appliances. This project replaces aging or failing components, brings the system up to current code and efficiency standards, and delivers reliable performance and modern functionality throughout your property.
Site Inspection & Assessment (Included)
Full visual and operational inspection of all visible plumbing: water service, meter, main shutoff, pressure regulator, supply lines, drain-waste-vent (DWV) lines, fixtures, water heater, gas lines, sump/pump, and appliance connections.
Noninvasive leak detection using pressure testing and moisture scanning. Thermal imaging if needed.
Water quality testing for hardness, pH, iron, and chlorine.
Review of local code requirements, permit needs, and any HOA restrictions.
Detailed written report with photos, findings, recommended scope, and phased estimate options.
Project Planning & Permits
Prepare permit drawings and submit to local authorities where required.
Coordinate inspections with the municipality at rough-in and final stages.
Develop a phased work plan and schedule to minimize disruption.
Provide a single point of contact and weekly progress updates.
Demolition & Safe Removal
Remove existing plumbing fixtures, cabinetry cutouts as needed, old piping, water heater, and appliance connections.
Proper disposal of removed materials per local regulations.
Protect finished areas with floor protection, dust barriers, and HEPA-filtered containment when cutting or demolishing.
Water Supply System Replacement
Replace existing supply piping (options):
PEX (cross-linked polyethylene) system for durability and flexibility (recommended for most residential projects).
Copper piping upgrade where preferred or required.
Replace or install new main shutoff valve and individual fixture shutoffs.
Install new pressure-reducing valve if incoming pressure exceeds code or recommended level.
Upgrade or replace water service line (copper or HDPE) if failing or undersized.
Install or relocate water meter and backflow prevention device if required.
Drain-Waste-Vent (DWV) System
Replace or reconfigure DWV piping with new PVC/ABS up to code.
Re-pitch and re-route drains where necessary to eliminate slow drains and backups.
Install new venting, isolation valves, cleanouts, and trap arms as necessary.
Address sewer lateral concerns (short-term camera inspection included; full lateral replacement quoted separately if needed).
Water Heater & Hot Water System
Remove existing water heater and install replacement:
High-efficiency tankless (on-demand) system OR
High-efficiency tank-style heat pump or condensing gas/electric model.
Install proper seismic straps, expansion tank, temperature/pressure relief valve, and drip pan where required.
Reconfigure hot water distribution for reduced wait time (recirculation loop option available).
Insulate hot water lines and install mixing valve for safe delivered temperatures.
Gas Piping (if applicable)
Inspect and test existing gas lines.
Replace or re-route black iron/CSST gas piping as needed; install flexible connectors to appliances.
Install new gas shutoffs and leak test to code.
Coordinate with gas utility for service upgrades if required.
Fixtures & Appliance Replacement
Kitchen:
Replace sink, faucet, garbage disposal, and dishwasher connection.
Reconfigure waterlines for filtration, instant hot, or instant cold dispenser installs if requested.
Bathrooms:
Replace toilets, sinks, faucets, tubs/showers, and shower diverters/valves with pressure-balanced or thermostatic controls.
Install new comfort-height or low-flow toilets per preference.
Laundry:
Install new washer hook-ups, drain pan, and dedicated outlet for washer if needed.
Outdoor:
Install new hose bibs/backflow-protected sillcocks and irrigation connections.
Appliances:
Install or relocate water-using appliances (dishwasher, refrigerator with water/ice, water softener, whole-house filtration systems, softener or reverse osmosis under-sink systems).
Test and commission each appliance per manufacturer spec.
